AZ ONE Realty Management Services
AZ One Realty offers a full range of services designed to help you save
time, effort and expense in the management of your investment property.
We recognize that proper upkeep of your property results in a higher
return on your investment. With that in mind we offer the following
services:
LEASING
- We advertise the availability of your property through appropriate media.

We evaluate prospective tenants before entering into any lease through
personal interviews, credit checks and/or our own judgment regarding
the prospective tenant's suitability.
- AZ One Realty collects and retains adequate security deposits.
- We prepare a pre-occupancy checklist to insure the return of your property in its original condition.
MAINTENANCE

AZ One Realty will receive and process all requests by tenants for
repairs. We are accessible twenty-four hours a day, thus minimizing
both your tenant's discomfort as well as potential damage to your
property.
- We select and contract
with experienced, qualified trades- people when your property requires
repair. AZ One Realty does not collect a maintenance fee and all trade
discounts are passed on to you.
- We perform routine interior and exterior inspections of your property to assure the tenants' compliance with their lease.
We
at AZ One Realty are also fully cognizant of your right and need to
receive regular and timely communications from your management company
concerning the status of your property, your tenants and your financial
position. Therefore we provide the following services:
FINANCIAL REPORTING/COMMUNICATION

AZ One Realty places all funds received in a Real Estate Trust Account.
Payments to you or to trades people are made from that account.
- We pursue delinquent rent payments at all levels, including court appearances (where city ordinances allow).

Every month we mail you a statement detailing the activity associated
with your property. This statement includes a copy of your property's
individual ledger sheet as well as a copy of any bills paid on your
behalf.
- When your property is
vacant, when you are faced with a major repair, or during other times
of high activity, we will maintain communications with you by mail
and/or telephone.
AZ One Realty
performs all of the above services for ten per cent (10%) of the gross
collected rental amount (there is a minimum charge of $35.00 per month
during both occupancy and vacancy). Management fees on large multi-unit
complexes are quoted on a case by case basis. When we assume the
responsibility for a property, we also charge an administrative fee of
$100.00 payable at the time the management agreement is signed.
